Rents start from as little as £300 per month excluding service charge. Lease terms are from 12 months to 15 years.

For Charities & Social Enterprises

Rents start from £300 per month inclusive of service charge. Leases from one to three years will be offered.  

Each party will be responsible for their own legal costs, with the ingoing tenant being responsible for stamp duty, registration & extract copies.

Studio rates are set at £7.25 per sq.ft. per annum and rents start from as little as £90 per month all inclusive. 

We offer a month to month lease to allow maximum flexibility for artists and provide a handy summary of your lease in plain English so you can make sense of it.

Please note, the studios have been allocated to our existing artist tenants. However, if you’re interested in South Block please apply for a studio by visiting Wasps’ Site. With artists relocating into South Block, we currently have a large number of studios available within other studio buildings – though these will be offered to artists who have already registered for studio space.

Do you get cabin fever working from home? Are the only people you speak to during the day your postie and shop keeper? If so, we might be able to help. We know that many people who work in the creative industries are sole traders or freelancers so can often work in isolation. We are therefore planning to offer shared workspace and access to meeting rooms that you can hire on a short-term basis. To register your interest, please contact southblock@waspsstudios.org.uk.
